SUSTAINABLE DESIGN

Before the “green-building movement” stormed onto the scene, Design Plus AE, Inc. was well into three decades of practicing sustainable design.

Can “environmentally-friendly” really be economically smart?

Absolutely. If you incorporate sustainable design techniques like the ones we’ve been using for more than 30 years. They can save on energy costs. Sometimes significantly over the life of a building. For example, we will take advantage of natural elements such as sunlight, vegetation, and wind paths.

Needless to say, we had plenty of experience before the advent of the LEED™ (Leadership in Energy and Environmental Design) certification system — developed to encourage owners to build “smarter” by using recyclable materials and natural elements. Now that LEED is paving the way for national standards, we’ve adapted accordingly. Key members of the Design Plus AE, Inc. team are now LEED-accredited professionals, and that number is growing.

Because of our experience with sustainable design — and the fact that we’re located in Pittsburgh, the city that leads the nation in LEED-accredited design — understanding and applying these “new” guidelines is not an issue. We’ve welcomed, practiced, and embraced them.

It’s been that way since Design Plus AE, Inc. first opened its doors in Pittsburgh, PA as a small two-person architectural firm back in 1939. We’ve since grown considerably. Louis Anthony

Located in the Norman Center of Bethel Park, PA, Louis Anthony Jewelers visually and functionally expresses the owners desire for high end, classical design. The program required large sales areas, private office areas, a large workroom and employee lounge, restrooms and vault area. The wedge shape arrangement of the physical space acquired by Louis Anthony Jewelers required a creative design solution to accommodate the owner’s program and to optimize merchandise views from the storefront. The resulting design was a series of “boutiques” leading from the front to the rear of the store, each accented by its own vaulted ceiling, chandelier, display cases and sidewall display.

Reminiscent of a rustic hunting lodge, complete with riverbed stone fireplace, timber framing and animal and fish mounts native to the region, this Concord, NC Bass Pro Shop celebrates the world of the outdoor enthusiast. Larger elements of the building’s exterior and interior feature ornamental ironwork complimenting the scale of a marine tower, shed roofs, boat canopy area and enlarged entrance lobby. The final product demonstrates the owner’s mission to be a leader in the market of outdoor recreational products with exceptional value to their customers.

South Side Works

Building C1A of the South Side Works development is a three-story, 186,000 square-foot mixed use building with multiple retail tenants on the first floor and commercial office space dedicated to the second and third floors. Part of the Urban Redevelopment Authority’s 34-acre project focused on reclamation of the Pittsburgh Waterfront, the result combines the illusion of small buildings incorporating the historic neighborhood’s rich architectural vocabulary with the flexibility of a generous 63,000 square-foot continuous floor plate. Design Plus AE provided design and construction services while working with members of the South Side Community, Pittsburgh City Planning and the Urban Redevelopment Authority to create a building that will soon become an important economic and cultural part of the South Side of Pittsburgh, PA.

The 6th floor is home to the Store Planning Division, an essential and unique department within the Filene’s/May Department Store Corporation. The project entailed the transformation of existing, non-functional office space into a highly effective and creative work environment, highlighting the existing historic building while providing a motivational design center for conducting day-to-day departmental activities.

Centimark Corporate Headquarters

Situated on one of the most prominent sites in the entire Southpointe Office Park development, Centimark Corporation’s new 55,000 square-foot corporate headquarters facility was designed to highlight the client’s image as the largest non-union roofing contractor in the United States. The roof in particular serves as a showcase for all of the various roofing materials sold and installed by Centimark. The project included programming for 130+ employees, on-site lunch facilities, client presentation theater, and executive board room facilities. One of Centimark’s priorities included the transition from a closed office plan to a team based open plan system.

IBM Transarc Headquarters

Design Plus AE provided architectural, engineering, and interior design services for the 160,000 S.F. IBM Transarc headquarters facility. Private offices for programmers were designed in groups for maximum acoustic and personal privacy. Angled walls, providing splashes of color, interrupt the groupings of offices to draw the programmers into more playful breakout areas. An in-house miniature golf course and café-style employee lounge were included in the project, created for the enhancement of communication between staff members while providing a place for interactive brainstorming sessions.

The DDI Center for Advanced Learning & Assessment Technology is a four-story building with a total square-footage of 110,000. The project included the planning and design of a state-of-the-art learning center primarily utilized for executive management training programs. The design had to respect the corporate headquarters building located nearby to allow for an underground, 160 ft. long handicap accessible tunnel. The facility features video conferencing rooms, flexible meeting rooms, information centers, a dining room, exercise rooms and offices.

This two-story, 100+ student coed dormitory for the Greensburg, PA branch campus of the University of Pittsburgh includes student lounges, recreation rooms and study rooms housed in a central core flanked by two wings of sleeping and study rooms.

Westmoreland County Community College’s Emergency Training Facility is located on approximately 160 acres of steeply graded greenfields. The project includes a 4,700 square-foot applications classroom building, a 11,000 square-foot burn/tactical training tower, and a 1,300 square-foot pump house. The classroom building contains a ten lane indoor firing range, mock apparatus bay and commercial, industrial and residential fire simulation areas.

The 2,500 square foot lobby and lounge area is an inviting and relaxing space that welcomes students every time they walk through the new doors.

Sennott Square

Occupying one city block in the Oakland neighborhood of Pittsburgh, PA, the University of Pittsburgh’s Sennott Square – Multi-Purpose Academic Complex, houses academic spaces for the Departments of Psychology, Computer Science and the School of Business. The building includes eight levels with two levels of parking, one level of leased retail space, and five levels of academic space. A major component of the Sennot Square project included Design Plus AE’s management of bidding to 27 prime contractors over three building phases.

Full implementation of a new type of banking facility for PNC Bank – a premier regional banking center with basic teller stations and account offices being supplemented by a full range of banking and financial services. Emphasis is placed on the “retailing” of banking services by maximizing customer awareness of the wide variety of banking opportunities available to them, in addition to traditional teller line activity. This particular facility also serves as a hub for area branch banks, providing technical support to district branch offices, which would otherwise require corporate headquarters support. The facility design is intended to accentuate the bank’s corporate identity while taking advantage of visibility to high traffic zones along the nearby parkway.

This structure serves as both a corporate office and a manufacturing showcase area for mine equipment and repairs. The design challenge was to separate the equipment repair component from the manufacturing component while facilitating order and aesthetics into the space. Color coordination of functional elements of the manufacturing process brightened the overall atmosphere while serving a functional purpose as well – clear delineation of task areas. The entire structure was designed with future expansion capabilities in mind.

The Lord & Taylor Department Store Distribution Center in Wilkes-Barre, PA was originally scheduled for four phases, but the project scope evolved to facilitate growth to over 1,000,000 square-feet on a 63-acre site. Productivity improvements resulting from the architectural design and building systems have enabled this facility to expand, exceeding the initial planned output with about 40% of the original facility floor plan. Since completion of the initial phases, JSA has been involved in two transfer wing additions totaling over 100,000 square-feet, more than five interior mezzanine processing additions, three building expansions of approximately 40,000 square-feet each and electrical capacity upgrades.

The project included complete programming, design, construction documents and construction administration for the main building, storage building, salt dome, generator building, truck wash, mixing building, and other minor structures over two separate sites on the expressway. The project, opening in 2002, received rave reviews from the Western Pennsylvania architectural community and positive feedback from facility users and the general public in Jefferson Hills, PA.

Pennsylvania State Police Barracks

The State Police Barracks Building at the Mon-Valley Expressway is situated on a bluff that overlooks the Turnpike, positioned to be seen by vehicles traveling both East and West. The Police Barracks was designed as a companion building to the Maintenance Facility Complex (designed by Design Plus AE), which is about two miles east of the Barrack’s site. This building compliments the Maintenance Complex’s formal vocabulary while contrasting in the building’s materials coloration.

The building’s design was based loosely on the design of the USS Monitor (item 1), one of the first ironclad warships in U.S. Naval history. Like the Monitor, the formal organization of the building is based upon a central drum (rotunda), which rises from the geometry of the body of the basic building. The building is essentially windowless (security purposes) except for the rotunda, which is expressed predominately by translucent panels, which harvest natural daylight for interior lighting. The rotunda space houses all of the operational spaces such as dispatch, highway surveillance, communications, and public access. The rest of the building is organized into two wings that flank the rotunda. The western wing houses mechanical and infrastructure functions while the eastern wing provides the Barracks function for the Police. An outbuilding accompanies the Barracks building to the East on the site and houses telecommunications equipment.

Designed to meet LEED silver standards, the building harvests natural daylight, is constructed of regional materials, is set into a non-irrigated landscape, and seeks to maximize comfort levels of it’s occupants.

In coordination with both the Pennsylvania Department of Transportation and the Pennsylvania Department of General Services, Design Plus AE served as the architect, engineer and interior designer for a new 50,000 square-foot, three-story departmental headquarters building adjacent to Interstate 79. The purpose of the project was to accommodate the consolidation of regional resources, to support an overall reorganization, and provide an updated “image” for the Department of Transportation.

Weirton Municipal Complex

This design was submitted to the State of West Virginia in response to a design/build competition for the Weirton Municipal Complex. The proposed structure, rectangular in plan and facing Cove Road, is articulated at about a one hundred twenty degree angle with the existing city building. In contrast to the mostly opaque city building, this new structure features large windows to the north and south. A cylindrical glass and masonry tower, ties the two buildings together while mitigating their different architectural styles. The proposed three-story complex, occupying approximately 42,700 square-feet would offer municipal, retail, and exhibit areas.

Citadel Plaza, a “hybrid” of the traditional retail shopping center and the more contemporary lifestyle center consists of over 250,000 square-feet of retail (retail shops, a grocery store, a bank, and restaurants), residential units, 900 parking spaces and several commercial buildings. This project is one component of the 63rd Street Corridor Redevelopment project lead by the Community Development Corporation of Kansas City and New Markets LLC. Working as one of several national development partners, Design Plus AE is serving as “Master Architect” in conjunction with Urban Design Associates, ATS-Chester Engineers, Inc., Whiting-Turner Contracting Company, and Klavon Design Associates.

By essentially becoming a new residential neighborhood, providing the amenities of a traditional community, the area will also provide a destination for people of the region through carefully designed entertainment, commercial, and retail venues. This mixed-use development was created to integrate a horse track and gaming area with a retail and commercially driven town center, with direct access to the residential district. The entire plan includes a careful and purposeful use of public green spaces (parks and recreation areas) including a continuous trail around the perimeter of the site and new athletic fields.
